We love standard zones (in most cases), and believe there is a place for all development to exist within a standard land use zone. These rezonings and plan amendment applications are often quick and straightforward.
Direct Control Zones & Site Specific Zoning
Sites are not all created equal and some require specific solutions that don’t adhere in some way or another to Land Use Bylaw policy. That’s where the Direct Control Zone comes in, providing a site-specific Zone and solution that allows for a specific development to proceed.

Sometimes municipalities have policy within the Land Use Bylaw or other Statutory Documents (ASPs, MDPs) that restrict or prevent a certain type of development. Sometimes these policies are outdated and in need of a change. Sometimes we get involved in making these changes.

With in-house site planning and landscape architecture capabilities, we love flexing those skills and helping design your site. We also frequently represent our clients at the Subdivision and Development Appeal Board when rules are too restrictive.
